The cost of a roof replacement in the Chicagoland area runs from roughly $8,000 on the low end to at or above $25,000 for premium materials on a larger home. This range is wide because several variables are involved and they impact the final number significantly.
Starting with the biggest financial driver, which is material. Asphalt shingles cover the majority of homes across Aurora, Naperville, Batavia, St. Charles, and Geneva.

What Moves the Number Up or Down
Roof size and complexity
A simple gable roof on a ranch home costs significantly less than a multi-valley hip roof with dormers and skylights. Steep pitches add labor time and safety requirements that affect the final number.
Tear-off vs overlay
Illinois building code allows a maximum of two layers of asphalt shingles. If your home already has two layers a full tear-off is mandatory. If you only have one layer an overlay is possible and can save roughly $1,000 - $3,000. Many experienced contractors recommend tear-off regardless because it gives them access to the decking underneath. Roughly 30 percent of re-roofing projects in the Chicagoland area uncover decking damage that would have been missed with an overlay.
Decking condition
If the wood sheathing underneath your shingles has water damage or rot, those sections need to be replaced before new shingles go on. Decking replacement typically runs $75 to $150 per sheet and it's nearly impossible to know what you are dealing with until the old roof comes off.
Labor rates

Insurance

RCV vs ACV
Your policy is either replacement cost value(RCV) or actual cash value(ACV). RCV means your insurance pays what it costs to replace the roof with new materials. ACV means they factor in depreciation, meaning if your roof is 15 years old, you get paid what a 15-year-old roof is worth, not what a new one costs.
Deductibles in 2026
Many Illinois policies have shifted to percentage-based wind and hail deductibles rather than flat dollar amounts.
